How I Work and What to Expect

First off, I don't typically do estimates. You are not going to hire me because I'm the cheapest guy in town. I don't need to compete for work. You either want me to fix it or you don't...
People hire me because I can do just about anything. From basic electrical and plumbing to drywall and exterior trim work. So it's convenient to have one person who knows all the parts of your home to make sure you get a comprehensive repair. I'm the most referred handyman in Central Park because of my integrity and quality work ethic.

I'm not against tasks like painting or gutter cleaning, but you are paying a highly skilled tradesman and can save money by using a dedicated service for those less complex tasks.

When you are ready to book, you pick a time on my calendar that works for you. This is YOUR 1.5 hour time slot and you will get a calendar invite. I probably have a 99% show rate and if I'm going to be late or need to reschedule, I will communicate and make it up to you ASAP.

I will read through your notes that you put in the booking page. If I feel it requires more time I will adjust the appointment and update the calendar invite.

I will arrive the day of the appointment ready to do the work. This is NOT an appointment for estimates. We can certainly talk about future work and ballpark some costs but this is your time for me to get as much done as possible.

When I complete the work to your satisfaction I will send you an invoice. If I need to come back, I will get that scheduled and most of the time I don't bill you until ALL work is complete.

I prefer to be paid by Zelle which is a secure payment from your bank. I also accept cash and check. Credit card can be an option for an additional fee.

My service call fee is $60 for me to show up. Beyond that, I charge $90 per hour plus any material costs. So the first hour of my time is $150. I also have standard pricing for many common repairs. Download the rate card above to see some of those.

 

Are You Insured?
Yes. I am insured for any service work I perform on your property.

Do You Charge Extra For Driving?
No. I typically only work in the Central Park and Park Hill neighborhood to minimize drive time. If I wanted to get paid for driving, I would work for Uber.

Do you have big ladders for high work?
Yes. And I do charge extra for some ladders and scaffolding.

Do You Do Small Handyman Jobs? Less than 1 hour?
Not usually unless you are already an established customer. It's a better deal to come up with a list of things you need done and pay for a full hour. 

Do You Do Any Flat Rate Work?
Yes, I do have some typical jobs that are a flat fee. Every home and project is different so it is hard to guarantee quoted work and have it be fair to everyone. I like to give you an estimated range for the job and talk through the process so we have expectations managed up front.

Do you charge by the hour or by the job?
Yes... I try to keep things by the hour because that's easy to calculate. But being a handy person requires a wide range of skills and knowledge. Some skills are just more valuable than others and it's only right to charge more for those.

My normal rate is $90 per hour. But there are some jobs that I might finish in 1 hour but charge $300. That is because I have acquired the knowledge and skills to be able to do that job in 1 hour. So in those instances I would be charging by the job and not by the hour. 

On the other hand, there are jobs that should only be $X, but because of certain circumstances with your home, maybe lack of maintenance, the job ends up taking longer. In those cases I communicate with you so that you understand the issue. I try to work with you on the price so that the repair is fair to everyone. I believe in being fair and transparent about pricing. If you have any concerns, please ask before the work starts.
